Common Areas of Improvement

As with many clients we find the right service partner can greatly increase the drive for Improvement. Below are some example areas we have been compiled to demonstrate the more common improvements in service. These often aid in building more cost efficiency into client site operation.”

1. Energy Efficiency Reviews

With buildings found to have high electrical consumption, we encourage our clients to request energy efficiency surveys from us. We produce a review on areas that can be improved on. This is a free service we offer for all live contracts and is recommended these reviews are carried out for the larger older sites.

2. Servicing/Remedial Work

With decades of experience as a corporate provider for various clients we have seen frequent loss of service due to units being faulty and requiring replacement. We therefore recommend a stock of critical spares is kept on the fleet vehicles and authorised to be replaced at an agreed rate when the servicing is carried out. This achieves minimal loss of service for the sites as well as being more cost effective by reducing reattendance costs to our clients.

3. Standardising Equipment

With all client sites we have attempted to standardise all equipment using tried & tested brands. By doing this across an estate it allows us to ensure replacements are readily available/kept in stock and clients receive a product from a reputable manufacturer on every install.

4. Centre Paperwork Cloud Storage Facility

We often see certain contract scopes containing requirements for site manager to be responsible for weekly checks such as emergency lighting (BS:5266) and fire alarms (BS:5839). These checks will need to be completed by the site to make up compliance along with the contractor and ensure a safe functioning building. In order to assist our clients, we offer a service whereby sites submit all weekly checks via email to us for storage within our cloud-based system. By doing this it allows higher-level management to remotely view all sites easily and ensure they are completing these checks across their estate.

5. Intruder Alarm Remote Services Integration

This technology is compatible with all Siemens and Vanderbilt panels that we install and allows integration of multiple systems including:

  • Access Control Systems
  • Pool Gym Alarms
  • DDA Toilet Alarms
  • Hold UP Alarms
  • Flood Detection Systems
  • CCTV
  • Fire Alarms
  • Turnstiles
  • Auto Doors
  • Plant monitoring and more

This integration enables remote management software to manage and monitor all sites from any location. This can be particularly effective in averting call-outs for intruder and fire alarms by carrying out engineer resets, isolations and re-programming. Other useful and cost saving features include:

  • Remote management of all users – Codes, Access Cards, Access Level
  • Monitor all centres are alarms be being set correctly
  • Real-time alerts on Alarm Activations
  • Remotely Monitor critical equipment within centres
  • Remote Maintenance/Diagnostics
  • Remotely manage the panel isolate zones reset alarms
  • Fast diagnosis for quick turnaround and minimal downtime
  • Remote reset of Intruder Alarm

6. Energy Saving Solutions

In an effort to reduce energy consumption for our clients we implement more efficient Energy Saving LED Lighting upgrades in place of current lighting configurations.
An example of this can be found below. This is a Pool Hall in one of our recent client sites. The centre originally had 34no 400w fittings installed and were subsequently upgraded to 34no
170w LED fittings. With this configuration we were able to achieve a 65% energy saving whilst increasing average lighting levels considerably.

The energy saving calculation for this upgrade can be seen here:


Original fittings – 34no fittings x 480w = 16.32Kw, based on 15 hours per day, 360 days a year = £9,429.70

The calculation allows for +20% on wattage to allow for existing control gear consumption


Energy Saving fittings – 34no fittings x 170w = 4.78Kw, based on 15 hours per day, 360 days a year = £3,339.68
Annual Saving Achieved £6,090.02


Benefits of energy saving lighting also include no re-lamping or control equipment replacement as well as low heat emission which is more economical for Air Conditioning Units

7. EV (Electric Vehicle) Charging Points

Moving towards 2040 and the Government’s “Clean Air” plan, cars are rapidly becoming hybridised or fully Electric. We can survey for installation of EV Charging Points at your centres when requested.

8. Energy Monitoring Installations

This technology allows for pin-pointing of electrical facilities throughout a centre with the specific purpose of diagnosing the cause of a particularly high consumption centre. We have found this to be very effective when applied to advising clients on re-charging companies/councils for utilising a shared meter.

9. Training

As a corporate provider for 20+ years we have built up a wealth of knowledge both in the Facilities Management industry and specific knowledge to client sites. We would encourage quarterly or biannual training sessions for managers of centres within a borough. This training could include the following:

  • Electrical Fault Troubleshooting Procedures
  • Emergency Lighting Tests
  • Fire Alarm Weekly Checks
  • Intruder Alarm Training
  • CCTV Training
  • Call-out Procedures
10. Monitoring

Monitoring of both the Intruder Alarm and Fire Alarm for a leisure centre serves two purposes; Firstly, the Monitoring company will alert centre management/key holders of any out-of-hours incidents. Secondly, the Police Response and Fire Brigade attendance in the
event of Break-ins, Robbery or Fires are facilitated through the Monitoring function. As such we would highly recommend this option is considered.
